The AED 2M Threshold — What Qualifies

The minimum property investment required to qualify for a UAE Golden Visa through real estate is AED 2,000,000 (approximately USD 545,000). This threshold applies to the property's purchase price, not its current market value, and the property must be:

Fully completed (not off-plan) — off-plan properties under a payment plan do not qualify until the title deed is issued and the full purchase price has been paid or financed through a UAE mortgage.

Freehold — the property must sit within a designated freehold zone. Leasehold properties, usufruct arrangements, or properties held on 99-year leases do not qualify.

In the buyer's name — corporate-owned properties do not confer personal Golden Visa eligibility on shareholders unless specifically structured.

A single property exceeding AED 2M qualifies. Multiple properties can be combined to meet the threshold, provided each is held under the same personal title.

Qualifying Freehold Zones in Dubai

Dubai operates a dual land ownership system: freehold zones, open to foreign national ownership, and leasehold zones, restricted to UAE and GCC nationals. For Golden Visa purposes, only freehold properties count. Key freehold zones relevant to luxury real estate Dubai include:

The Application Process

The Golden Visa application through property investment follows a defined sequence:

Step 1 — Property acquisition: Complete the property purchase and obtain the title deed from the Dubai Land Department. The title deed is the documentary foundation of the application.

Step 2 — DLD valuation certificate: Obtain an official DLD-issued property valuation confirming the property's value at or above AED 2M. This is a straightforward process completed through the DLD's online portal.

Step 3 — ICP application: Submit the Golden Visa application through the UAE Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). Applications are accepted online and typically processed within 30 business days.

Step 4 — Emirates ID and entry permit: Upon approval, an entry permit is issued, followed by Emirates ID registration within 60 days of entering the UAE.

The total government fee for the Golden Visa application is approximately AED 5,000–10,000, varying by applicant profile and service channel. No mandatory deposit or bond is required beyond the property investment itself.

Benefits of the Golden Visa

The 10-year UAE Golden Visa confers the following rights:

Long-term residency: A 10-year renewable residency visa, not tied to employment or sponsorship by a UAE national employer. This is structurally different from a standard employment or investor visa, which lapses if employment ends.

Family inclusion: Spouse, dependent children (including adult children in full-time education), and domestic staff can be included under the same Golden Visa.

Business establishment: Golden Visa holders can establish 100% foreign-owned companies in mainland Dubai without a UAE national shareholder.

No minimum stay requirement: Unlike many residency-by-investment programmes globally, the UAE Golden Visa has no mandatory annual residency period. Holders can maintain the visa while spending the majority of their time elsewhere.

Banking and financial access: UAE residency simplifies the opening of UAE bank accounts, facilitating multi-currency banking in a politically neutral jurisdiction.

Why Dubai Property Is the Most Efficient Route to UAE Residency

Compared with competing routes — business investment (AED 2M into a new UAE company), exceptional talent designation, or the 5-year freelance/retirement visa — the property route is the most transparent and the most liquid.
